The law requires that homeowners in England and Wales request that a Home Information Pack be prepared before putting their home up for sale. It is up to the home owner to decide who supplies this. We can provide you with a complete Home Information Pack, no hassle, no fuss.



How?

  • One call to us will answer all your questions and we can arrange a mutually convenient time to conduct the Energy Performance Certificate (EPC) survey and collect a few details about your property and payment by cheque or card

  • We understand the frustration caused by changing appointments or being late so we will be there on time.

  • Within 24 hours you will receive your EPC and approx 2 weeks later your completed HIP via email

  • We notify your Estate Agent on your behalf that a HIP has been commissioned the day the survey takes place. EPC’s are also passed on if they are to be included in the sales particulars.


The pack must contain:

  • Index
  • An Energy Performance Certificate
  • Sale Statement
  • Evidence of title
  • Replies to standard searches

Please note that EPCs for marketed sales will now be valid for 3 years (not 12 months as previously).

Properties marketed without the requirement of a Home Information Pack will require an Energy Performance Certificate (EPC) from 1st October 2008 if they are to continue to be marketed.  Also included are homes sold without marketing (e.g. by private treaty between family members). These will also require an EPC on sale from 1 October 2008.
