An Energy Performance Certificates (EPC) is required for any property leased or rented after October 1st 2008.

There are over 19,200* private rented homes within the City boundaries; on average a good DEA can survey 5 a day with accuracy and diligence.

That means a minimum of 16 full time DEA’s working flat out for a year! Supply and demand points to a shortage of DEA’s and increasing prices

Acting now can save you money

  • The EPC will then be valid for 10 years.

It need not be expensive

    • For example a 1 or 2 bedroom flat £65.00, 3 & 4 bedroom Terraced house £75.00 (no VAT)
    • Representative sampling can reduce costs when identical properties are assessed. For example blocks of flats. Call for details
    • Price negotiable for Property portfolios where access is available to multiple properties on the same day.
  • Multiple occupancy properties can have a single EPC provided that the Facilities are shared. If a large house is divided into smaller bedsits then each one will need a separate certificate.  

The Survey is none invasive and none destructive. On average a 3 bed semi will take 30-50 minutes on site to survey and the completed EPC is available to download within 24 hours. What can I do to prepare?

If you intend to do any upgrading to your property it must be complete before the survey takes place.

· Make sure all light fittings where possible have Low Energy bulbs fitted.
· Loft insulation is a minimum of 150mm, 300mm is preferred
· Open fire places not in use are sealed
· Insulation to external walls either cavity or internal is better value than double glazing
· Make all certificates and paperwork for works done available for inspection without proof of improvements they cannot be recorded.
