From October 1st 2008 all buildings that are sold, leased or rented will need an Energy Performance Certificate

Commercial property will need an EPC produced by a qualified and accredited Non Domestic Energy Assessor (NDEA) also referred to as a Commercial Energy Assessor (CEA)

There are 3 grades of commercial property:

Level 3 relates to simple existing buildings with commonly occurring characteristics that can be modelled using the simplified Building Energy Model (SBEM) Examples of frequently occurring characteristics are simple heating systems (up to 100kW), simple natural ventilation and small comfort cooling systems (up to 12kW). In other words existing smaller shops and industrial units, this is anticipated to include around 65% of commercial properties.

Level 4 relates to more complex buildings

Additional training is being undertaken and we anticipate offering this service in the near future

Level 5 relates to new and very complex buildings that need additional software and expertise to complete. This is for multi-storey blocks and is a very specialist area.

The (EU) European Energy Performance of Buildings Directive (EPBD)

The UK governments Implementation Timetable for phasing-in the EPBD measures is provided in the table below:

6  April 2008

EPCs required on construction for all dwellings.
EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 10,000 m2.

   

1 July 2008 

EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 2,500 m2.

   

1 October 2008

EPCs required on the sale or rent of all remaining dwellings
EPCs required on the construction, sale or rent of all remaining buildings other than dwellings.
Display certificates required for all public buildings >1,000 m2.
